SUMMER PROPERTY MAINTENANCE.

For most Residential and Commercial properties, property maintenance is best done during the long warm days of summer this is because certain  jobs like boiler maintenance, changing of windows/doors seal to weatherproofing and painting of exterior/interior walls and woodwork are not best during the wetter and colder months of autumn and winter. Summer is the best time to carry out these projects.

Whether you are a DIY enthusiast or you get the property maintenance experts in to help with these maintenance jobs, we have put together some tips to make the most of your property maintenance over the summer.

PROPERTY MAINTENANCE: LANDLORDS of Residential and Commercial Properties.

To ensure your tenants are safe and happy it is crucial that property maintenance is carried out when it is due, as we know maintenance that is done indoors can be tackled when needed anytime throughout the year.  Nonetheless, we suggest that outdoor maintenance is done during hotter summer months.

HINTS & TIPS
  • Painting of the outer parts of the building – door and window frames, wooden soffits doors, render and even garage doors should be tackled in the hotter months. When this is being done you will be able to investigate any rotting wood frames or rusting metal and take appropriate action to get them fixed.
  • Broken or blocked gutters and downpipes can be the prime suspect for dampness in a property. Be sure to check that there is no debris blocking your gutters or drains, and fix or replace those that are broken.
  • Lack of ventilation is another major cause of dampness in a property. Ventilation can be made better by putting extractor fans in areas that are high in moisture such as kitchens and bathrooms/wet rooms and putting vents in the roof to make airflow better and prevent dry rot in your property.
  • It is also vital to check the insulations in the loft to ensure it is not blocking any air vents which will prevent the build of condensation.

GENERAL PROPERTY MAINTENANCE.

  • Mend or restore any broken guttering, loose roof tiles, or any ruined render where water can ingress.
  • Check for any sign of pests or rodents in the property and take preventative measures.
  • Service your boiler and heating system. When this is done regularly, as well as having the comfort of knowing that your boiler is safe, it means that your heating system is also maintained properly to ensure you obtain maximum use. This will also save you money.
  • Ensure your security light is in working order. There are fantastic energy-efficient solar security lighting options available. be sure to check our blog
