EASY WAYS TO SAVE TIME AND MONEY ON PROPERTY MAINTENANCE: PART 2

This is a continuation on how you as a landlord can save time and money on your property maintenances.

  • ENCOURAGE YOUR TENANTS TO MAINTAINING THE PROPERTY:

It will save you a whole lot of time and effort if you encourage your tenants to also help in maintaining the property as well. Surprisingly, landlords don’t do this. You can ask your tenant to help in carrying out some inspections for you, simply request that your tenant send some images of any faults or any inspections that came out negative they come across in the property, which will then allow  you to make arrangements for the maintenance to be carried out. Not only will this will save you some money it will also save you time, as you will not necessarily have to do house visits all the time to check for damages or do the inspections yourself.

  • CONSTANT INSPECTIONS SHOULD BE DONE TO AVOID ISSUES ESCALATING.

We touched on this briefly earlier. It is advised to carry out constant inspections in your property for any potential issues that pose a threat, primarily before there is a change in the season. If you notice any problems, fixing them or getting a home maintenance company to fix them on time can save you a whole lot of time. It is better to find a solution before more damage is done. It only takes a few minutes to arrange for someone to go and work the problems in your rental property while it can take months to bring a property back to its normal state after a burst pipe which is more devastating.

  • ENSURE YOUR PROPERTY IS INSURED.

Getting a property insurance product is good for landlords, few are better than others because there are a lot of insurance products. Insurance is a great help and it’ll pay for itself should there be any disasters in the property, such as fire or other disasters, unfortunately it will not assist with daily property maintenance however. Should there be a disaster, putting additional insurance such as rental payments protection, covers for your boilers etc will take constraint from you. The insurance company will normally organise workmen to fix the damages, if you

make a claim.

  • INVESTING IN WARRANTIES TO HELP IN HOUSEHOLD APPLIANCES:

It is a good idea to invest in a warranty for household appliances in your property, mostly huge appliances. This will mean that if anything was to go bad with them you are ensured and would have a replacement or repair done. Your insurance company arranges for the repairs and replacement to be done, this will save you time and energy. Moreover, warranties don’t always cost a fortune, so it’s a good idea to look into doing this.

  • LESS MAINTENANCE MEANS INVESTING IN QUALITY PRODUCTS:

Oftentimes cheaper products spoil faster, which could lead to spending more money and time in the long run, they can be enticing to buy cheaper products, considering how expensive things are right now. For example, if you have good quality appliances, they can last you for years to come, unlike cheaper or less quality appliances that could last only a few years meaning that you might have to keep on replacing them, which in turn will be a big time and money waster for you, especially if you don’t have a warranty you will end up wasting your time. So always buy quality products which will require less maintenance and also saves your time and money.
